Seasonal Site Rules 2025
Introduction
These Park Rules are in place for the good management of Pooh Cottage Holiday Park and the benefit of all that use it. These rules form part of the Seasonal Agreement that is the contract between us for your occupation of a pitch on the park. They should be read alongside your Seasonal Agreement. The Park rules do not affect anything you are entitled to under the terms of your Seasonal Agreement The expression ‘you’/ ’your’ means the Caravan owner and/or occupier (and this includes anyone using the caravan). The expression ‘we’/’us’/’our’ refers to the park owner and/ or manager.
Please make sure that all those using the caravan are aware of the Park Rules. The rules set out below are the Park Rules referred to in the Seasonal Agreement. You are reminded that any breach in these rules is a breach of your seasonal Agreement and could result in a termination of the Seasonal Agreement.
Deposits are non refundable after a period of 14 days.
Safety
- You should use the park safely and not cause danger to others.
- You should obey all Health and Safety notices displayed on the park and act on the reasonable instructions of park staff in matters of Health and Safety.
- Children must be supervised at all times in all areas of the Holiday Park.Any accidents or incidents must be reported to the site owners Accident Book which is kept at reception – please call on duty manager in the first instance.
- It is your responsibility to ensure that your caravan has fire safety equipment that is adequate and serviced correctly. Please ensure you familiarise yourself with the fire extinguisher locations around the park. In the event of a caravan fire we may need to remove the caravan from the site to minimize the risk to others.
- A strict 5mph speed limit must be adhered to at all times.
- Supermarket Grocery deliveries are not permitted.
- Fireworks, fires and Chinese lanterns are not allowed.
- Do not leave BBQ’s unattended at any time or have them lit indoors or in awnings.
- No fuels or combustibles are to be stored on site.
- No fire arms including air rifles/pistols/BB guns are allowed on site
Security
- You are solely responsible for securing your caravan.
- You may only use alarms of the silent monitored type not audible alarms.
- You are entitled to allow friends or family to occasionally use your caravan. We must have notice in advance, giving details of who is visiting and length of stay. It is your responsibility that your visitors and all occupiers of the caravan adhere to the Park Rules.
Your Pitch
- There is one car parking space next to the caravan’s awning. Visitor’s cars must be parked in an area agreed by the management.
- No additional tents, gazebos or campervans are permitted on the pitches.
- Nothing is to be stored underneath the caravan.
- We do not permit the erection of fences to enclose pitches.
- No jet skis or boats are permitted on site.
- When unoccupied the pitch must be left clear and free from all belongings.
- 1 storage box is allowed to remain outside of the awning, sited behind the caravan.
- Pitches must be kept free from weeds and grass cut within 1 meter of the caravan and awning Washing lines, gazebos, bird tables, flags and flag poles, windbreaks, tables & chairs or benches or other obstructions are not permitted when unoccupied.
- Guy ropes, storm straps and solar lights must be kept within the gravel area of the pitch.
- No planting or digging into the ground is permitted.
- Plant pots only permitted on the gravel area.
- In the interest of all, everyone must maintain their caravan’s appearance and keep it in good condition at all times.
- If you wash your caravan please do so using a bucket only.
End of Season
- It is your responsibility to drain down and prepare the Caravan for the closed season.
- You must ensure all gas electric and water connections are switched off throughout the closed season.
- During the closed season we recommend all curtains are drawn back and any valuable items are removed.
Utilities Installations
- You must switch off all gas, electricity and water connections when the Caravan is not occupied. Take note which electric point has been allocated to you to ensure an accurate meter reading and the end of the season.
- If you experience any problems with the parks electrical, gas or water system you should contact us. You must not attempt to to work on any part of the parks infrastructure yourself, this includes any installations on the pitch.
- You must not introduce any foreign objects into the drainage system including cleaning cloths, nappies, sanitary products, cooking fat, engine oil, grease or paint.
- Children should not play with hoses or taps on site.
Recycling and Refuse
- Re-cycling facilities for glass, plastics, cans and cardboard on site, please use accordingly and correctly.
- Normal domestic refuse will be collected however larger items are not allowed to be disposed of on site – please use the local recycling facility (1 mile from the park)
- You must not deposit refuse outside of your caravan or on your pitch.
- Bricks for barbecues to prevent grass damage are available for you to borrow.
Dogs
- Well behaved dogs are very welcome at the park we ask that dogs must be kept on a lead at all times; they must be kept under control and quiet.
- Please try not to allow your dogs to foul on site, but in the event that they do you must pick up and dispose of responsibly (there is a dog waste bin in Bear Lane).
- Please walk your dog off site and do not put dog waste in our general waste bins.
- Dogs must not be left unattended on the site at any time.
- We may ask you to remove your dog from the campsite if you are unable to control barking or if the dog is allowed to roam off your pitch.
- Any dog showing an aggressive personality will not be allowed to stay on the park.
Recreation
- You must only play with balls and other games within the confines of your pitch and in the areas set aside for recreation. Any games must not cause a nuisance or disturb other site users.
- Kites, drones, powered model aircraft or powered flying objects are not permitted.
- Skateboards, segways, micro scooters, roller skates are not permitted.
- Bicycles are permitted but they should not be used in a way that causes undue noise or disturbance they must be stored safely whilst not in use.
- You should respect the privacy of other caravan owners and keep noise disturbance to a minimum.
General and Guidance
- We reserve the right to refuse admission to any person or groups of persons at our discretion.
- We reserve the right to terminate the tenancy of a pitch at any time where there is a breach of any of the obligations in these site rules or if you are being disruptive or affecting the enjoyment of the park for others.
- If your caravan is going to be taken off site for any period of time the management reserve the right to use the pitch at their discretion during the period when not in use by yourself. This can be arranged by giving 48hrs notice of your arrival/departure by phone or email.
- If your contract has been terminated either by us (campsite management) or by yourself, we (the campsite) reserves the right to re let your pitch for the remainder of the season.
- Noise of any kind must always be kept at a reasonable level. We operate a quiet time between 10.00pm and 8.30am. We kindly ask that children do not play in the play area after 9pm.
- You may not use the park for postal deliveries.
- The Seasonal Agreement requires you to insure the caravan and its contents. Please remember that you must keep this insurance in place during the closed season aswell. All caravans must be insured to cover risks to third parties while you are at the park. A copy of your insurance certificate is required to keep on file.
- The Seasonal Agreement states that you must provide us with written notice prior to any work carried out by external contractors. All contractors must sign in and out of the site office.
Caravan Sales
- We are now pleased to offer caravan sales at Pooh Cottage. Take the stress out of selling your caravan and let us do the advertising, organise the viewings and show prospective buyers around. This can be arranged on a commission basis or alternatively we can buy your caravan directly from you. With this in mind, we woukd kindly ask that private sales are not permitted.If you wish to sell your caravan or arrange viewings this must be carried out offsite.
